Here is perhaps a guideline you could consider finding your next agent. Please make sure the agent has "knowledge" applicable to your situation. First, make sure your agent is a Realtor. Realtors need to follow an ethics code of conduct. Agents, salespersons and consultants are not bound by this code, set by the NAR/CAR. Second, it would be appropriate to be represented by a full time agent. There is plenty to learn in real estate that a part time agent simply cannot get to in a timely manner. Third, it would be beneficial to use an agent with at least 5 years full time experience . Real experience is vital to assist the client get through all possible issues. Fourth, use a Realtor who is familiar with the area. It is not a must, because any good Realtor will do a detailed CMA before making any suggestions on price (buying or selling). Market trend is very important knowledge, but so are negotiations skills, which can be used in any area. Fifth, as a suggestion, use a Broker who has taken 8 more college level courses to get a brokers license. It allows that person to have more knowledge about appraising methods, investment methods, highest and best use, marketing insight, etc. That comes in handy for any type of real estate.
